If your converted loft room is freezing in winter and roasting in summer, or your heating bills are being driven up by heat escaping through the roof space you actually live in, the conversion was probably done without proper insulation. Room in roof insulation fits insulated boards to the sloped ceilings and dwarf walls of converted loft spaces, dormer rooms and attic bedrooms, fixing exactly that.

Is room in roof insulation right for your home?

Most people think of loft insulation as rolls laid between joists in an empty loft. Room in roof insulation, one of our four insulation types, is different: it insulates the sloped ceiling, gable walls and any dwarf walls of a loft that’s already been converted into a living room, bedroom or office. If you walk into your loft space and use it as a room, this is the insulation type you need, not standard loft insulation.

This suits homes with converted loft rooms or attic bedrooms, dormer extensions where the ceiling follows the roofline, and any room with sloped ceilings that feels noticeably colder than the rest of the house. It’s especially common where the original loft conversion didn’t include proper insulation, or where what’s there has thinned or degraded over time.

Heat loss through the roof is usually the biggest single source of heat loss in a home, and a room sitting directly under uninsulated rafters loses heat fast in winter and gains it just as fast in summer. Insulated boards fitted between and over the rafters fix both problems.

What’s involved in the installation

We start with a survey of the roof space. We check rafter depth and condition, work out what ventilation is needed, and identify anything that needs resolving before the boards go in.

Rigid insulation boards are fitted between and over the rafters, then finished with plasterboard. Dwarf walls, the short vertical walls where the roof meets the floor, and any gable walls are insulated at the same time. The room itself is out of use while we work, but the rest of your house isn’t affected. A single room typically takes a few days, depending on the size and complexity of the roof space.

Grant support may be available. HES offers a grant of up to £3,000 plus a £1,000 interest-free loan (verified 4 August 2026), subject to an eligibility check, with energy-efficiency grants covering up to 75% of combined cost, capped at £7,500. There’s a further £1,500 rural uplift where applicable. An EPC is required, and funding is based on your property rather than your income. You manage the HES application yourself; we’ll help you through it.

How is it different from loft insulation?

Standard loft insulation sits as rolls of mineral wool between the ceiling joists of an empty, unused loft. Room in roof insulation goes between and over the rafters instead, insulating the sloped ceiling of a room you’re already living in. The method, the materials and the grant level are all different.

How much does room in roof insulation cost?

It varies with the size and complexity of the roof space. The HES grant covers up to £3,000, so for many eligible properties the out-of-pocket cost is significantly reduced, subject to an eligibility check. We provide a free survey and quote.

Will I lose ceiling height?

A small amount, yes. The insulation boards and new plasterboard add a little thickness below the rafters. For most conversions this is minimal, but it’s worth knowing about. We’ll assess this during the survey and talk it through before any work starts.

Do you insulate homes in my area?
