What a gas safety check involves

We inspect every gas appliance in the property you’re responsible for as landlord — boilers, gas fires, gas cookers if you’ve supplied one, flues and ventilation. We check for gas leaks, correct pressure, flue flow, ventilation and that each appliance is operating safely. Visible gas pipework is checked too.

You get a CP12 gas safety certificate (also called a landlord gas safety record), issued on the day of inspection if everything passes. If an appliance fails, we’ll explain what’s needed — NK Heating Solutions can carry out the repair and re-inspect.

How long it takes depends on the number of appliances. A standard rental property with a boiler and one or two other appliances typically takes 30 to 60 minutes.

The legal requirements for landlords

A gas safety check must be carried out every 12 months on every gas appliance you’re responsible for in a rental property.

Tenant notification
Existing tenants must get a copy of the CP12 within 28 days of the check. New tenants must get a copy before they move in.

Record keeping
Keep a record for at least 2 years.

Who can do it
Only a GasSafe registered engineer. This isn’t negotiable — a certificate from a non-registered engineer isn’t valid.

If you don’t comply
Fines, prosecution, invalidated insurance, and, most seriously, risk to your tenant’s safety.

In Scotland
The gas safety framework applies UK-wide, but Scottish private residential tenancy rules and the Repairing Standard add further obligations for landlords on top of it.

How do I get a gas safety certificate?

Call a GasSafe registered engineer to inspect the property. NK Heating Solutions covers Perth and Perthshire — call us to book. We’ll inspect all the gas appliances and issue the CP12 on the day if everything passes. If an appliance fails, we can carry out the repair and re-inspect.

What is a landlord's gas safety certificate?

A CP12, also called a landlord gas safety record, is an official document confirming that all the gas appliances in a rental property have been inspected and found safe. It’s issued by a GasSafe registered engineer and is a legal requirement for every landlord with gas appliances in the property.

How do I check if a gas safety certificate is valid?

The certificate has a date and is valid for 12 months from that date. You can check the engineer’s GasSafe registration number on the Gas Safe Register website. If the engineer wasn’t GasSafe registered, the certificate isn’t valid. Every certificate our engineers issue carries their registration number.

How often do I need a gas safety check?

Every 12 months, and the check has to be carried out before the previous certificate expires. NK Heating Solutions sends annual reminders so you never miss a renewal date.

What happens if a gas appliance fails the inspection?

We’ll explain the fault and what’s needed. If the appliance is immediately dangerous, it has to be disconnected and not used until it’s repaired. NK Heating Solutions can carry out the repair and re-inspect — one visit, one contractor. If it’s at risk but not immediately dangerous, we’ll advise on the timeframe.

Do I need a gas safety check for a gas cooker?

If you supplied the cooker, yes — it has to be included in the annual gas safety check. If the tenant brought their own cooker, that’s their responsibility. We check the cooker’s gas supply, ventilation and safe operation as part of the visit.

Can you do my gas safety certificate at short notice?
