What certificates do landlords need in Scotland?

As a landlord, you’re responsible for four certificates before you can let a property in Perth. Here’s what each one covers.

CP12 / gas safety certificate
Required every year for any property with gas appliances. Only a GasSafe registered engineer can carry it out. You need to give your tenant a copy within 28 days of the check, and give new tenants a copy before they move in.

EICR / electrical installation condition report
Checks the fixed wiring in the property, not the appliances — that’s a separate PAT test. Required at the start of a new tenancy and then at regular intervals. Scotland’s rules differ from England and Wales, so it’s worth checking current guidance rather than assuming the England timeline applies. Legionella risk assessment
A legal duty under the Health and Safety at Work Act, for every rental property. It’s not a one-off — it should be reviewed regularly, and updated whenever the water system or the tenants change. Plenty of landlords don’t realise this one applies to them.

EPC / energy performance certificate
You need a valid EPC to market or let a property, and the rating has to meet the current minimum standard — worth checking, as this is periodically reviewed. It’s valid for 10 years, or until you carry out upgrades significant enough to change the rating. A lower rating can also point to grant-funded improvements worth looking into.

What are a landlord's legal responsibilities?

Certificates are the core of it: gas safety, electrical safety, legionella risk assessment and an EPC. Beyond that, landlords also have duties around smoke and heat alarms, right-to-rent checks and deposit protection — those sit outside what NK Heating Solutions provides, so it’s worth checking those separately. How often do I need a gas safety certificate?

Every 12 months, without exception. It has to be carried out by a GasSafe registered engineer — NK Heating Solutions has held GasSafe registration for 30 years. You need to give your tenant a copy within 28 days of the check, and give new tenants a copy before they move in. We send annual reminders so you’re never chasing the date yourself.

Do I need an EICR for every tenancy?

You need a valid EICR at the start of a new tenancy, and then at regular intervals through the life of the tenancy — Scotland’s exact timing differs from England and Wales, so it’s worth confirming the current interval for your property rather than assuming.
