An HES grant is available towards the cost, subject to an eligibility check. In many cases we can fit it from underneath without lifting a single floorboard, so disruption to the rooms above is minimal.

Is underfloor insulation right for your home?

This is one of our four insulation types, and it suits properties with a suspended timber ground floor: one that sits on joists above a ventilated void or crawl space, rather than directly on concrete. It’s common in Perth’s older housing stock, particularly pre-1960s builds. If there are air bricks in the outside wall near ground level, your home likely has one.

Most people haven’t heard the term “suspended timber floor,” so here’s the simple version: if your ground floor has a gap underneath it, and you sometimes feel draughts coming up between the boards, that’s what you have, and it can be insulated.

Up to 15% of a home’s heat can escape through an uninsulated floor. Cold floors, draughty rooms and an uneven temperature between downstairs and upstairs are the usual signs. Insulating stops the heat loss and makes the ground floor noticeably warmer. This doesn’t apply to solid concrete floors, which can’t be insulated this way. What’s involved in the installation

We start with a survey. We check the floor construction, access to the underfloor void, ventilation, and anything else, damp, pipes, wiring, that needs addressing first.

Where there’s a crawl space or underfloor void with enough clearance, we fit insulation boards or mineral wool between the joists from underneath. This is our preferred route where it’s possible, since it means no disruption to the rooms above: floors, furniture and carpets all stay exactly where they are. Where there’s no underfloor access, we lift the floorboards, fit the insulation from the room side, and replace the boards. It’s more disruptive, but still a straightforward job.

Timescale depends on floor area and access, though it’s typically quicker than internal wall insulation, usually a few days for a standard ground floor. The underfloor void still needs airflow to prevent damp, so we don’t block the air bricks. The insulation sits between the joists above the void, keeping the ventilation path intact.

Grant support may be available. HES offers a grant of up to £1,500 plus a £500 interest-free loan (verified 4 August 2026), subject to an eligibility check, with energy-efficiency grants covering up to 75% of combined cost, capped at £7,500. There’s a further £1,500 rural uplift where applicable. An EPC is required, and funding is based on your property rather than your income. You manage the HES application yourself; we’ll help you through it.

How much does underfloor insulation cost?

It depends on your floor area and which access method we use. The HES grant covers up to £1,500, so for many eligible properties the out-of-pocket cost is significantly reduced, subject to an eligibility check. We provide a free survey and quote.

How do I know if I have a suspended timber floor?

Check for air bricks in the outside wall near ground level, that’s usually the giveaway. You can also try bouncing gently on the floor: a suspended floor tends to have a slight give to it compared with solid concrete, and you may notice draughts coming up through gaps between the floorboards. We’ll confirm your floor type during the free survey either way.

Will you need to lift my floorboards?

Not always. If there’s enough clearance in the underfloor void, we fit the insulation from below, with no disruption to the room above. Where there’s no underfloor access, we lift the boards, fit the insulation, and replace them. We’ll work out the best approach for your home during the survey.

How long does underfloor insulation take?

It depends on floor area and access, but a typical ground floor takes a few days, quicker than internal wall insulation. We’ll give you a clear timeline with your quote.

Will it stop the draughts coming through my floor?

Yes. Insulation between the joists blocks cold air from the void reaching the room, so the floor feels warmer and the draughts stop. The void underneath keeps its ventilation, the air bricks stay open, which matters for preventing damp, while the living space above is sealed off from the cold air.
